In conjunction with the JMB Estate Cleaning Standard there is an expectation for residents – whether you are a tenant or a leaseholder or a sub-tenant – to behave responsibly and adhere to a few important housekeeping rules. Following these rules and making sure your family and visitors follow them too will increase the quality of life on our estates and improve the environment for you and your neighbours. A breach of the rules will be treated as an act of antisocial behaviour and will be dealt with accordingly.
Outside your property
Residents are responsible for the areas outside their own front door, including the walkways of blocks of flats and the landing area of tower blocks. These areas should be cleaned regularly and not neglected.
Rubbish and Recycling
You should not leave rubbish outside your property but put it immediately into the large bins on your estate or use the rubbish chutes if your block has them. You are also responsible for separating recyclables from your household rubbish and disposing of it in the designated recycling bins.
Refuse Chutes
Items for disposal down the refuse chute should be placed within small carrier bags and not large black sacks. Do not use the chute to throw away bulky items, flammable or hazardous materials. Rubbish is not to be left in chute rooms. Residents that are discovered using the chute inappropriately will be recharged the full cost of having the chute returned to working order.
Bulky Items
Please assist our efforts by leaving bulky items safely next to your closest bin store or refuse collection point. If you are physically unable to move your bulky item please call the telephone the JMB office on 0207 450 8000 to arrange the collection
Smoking (Incl. disposal of cigarette ends)
It is against the law to smoke in public spaces. Therefore Smoking is strictly prohibited in our blocks. Smokers are responsible for disposing of their cigarette ends appropriately. Cigarette ends should not be disposed of in communal parts.
Dog Fouling
Fouling by dogs can not only be an unpleasant mess but also a serious health hazard. It is the dog owners duty their dogs and to dispose of their waste responsibility and it is an offence not to do so. The JMB provides many dog waste bins across our stock.
Cooking Oil
Disposal of cooking oil down sinks or the communal drainage system is strictly prohibited as it can cause blockages and pollute water courses. Used oil should be placed into a rigid plastic container and sealed. Once sealed the container can be disposed of in your household refuse bin.
