The JMB wants to continue with its existing lift repair contractor- Liftec. This will involve moving across to a contract specified and competitively tendered by Southwark council.
Ray Davies from the JMB’s independent consultant degraaff advises:
‘I think the reliability of Liftec really speaks for itself; given that in the last two years lift availability has been 99%.
With regard to costs, any savings from competitively tendering will be minimal and will by far outweighed by the cost of professional fees to organise the tendering process., which I’d estimate to be in the region of £5,000.
The problem with tendering is that the new contractor will not understand the operation of your lifts and this will almost certainty lead to an increase in breakdowns for which you’ll pay.’
The JMB has applied to the First Tier (leaseholder) Tribunal asking for a dispensation from a competitive tender process. All leaseholders have been written to. Also the First Tier Tribunal has ordered that a copy of their directive is displayed in the noticeboard of every block with a lift.
