What Repairs are the JMB responsible for?

  • Repairs to the structure outside of your home -;including roofs, walls,floors,drains, gutters and external pipes.
  • Structural works inside to floors and ceilings, not including decoration.
  • Baths, basins and sinks
  • Any heater or central heating system we installed.
  • Steps or paths that are an essential means of access and any boundary fence or wall erected by us.
  • All communal entrances, stairways, lifts, and communal lighting.

 

What Repairs are you responsible for inside your home?

  • Defective locks to front door, when the door can be secured by another lock.
  • Internal doors and door frames (except kitchen, bathroom and w.c doors)
  • Slatted shelving in cupboards
  • Worktops and draining boards
  • Kitchen units, cupboard doors, handle, hinges etc...
  • Boxing in to pipe work
  • Minor cracks to ceiling and wall plaster
  • Floor tiles
  • Ceramic wall tiles, except where causing water damage
  • Internal glazing
  • Draft excluders
  • Bath panels
  • Bath or sink plugs and chains
  • Decoration
  • W.C seat covers and chains
  • Lost keys
  • Managing condensation in your home

 

Your responsibilities as tenants and residents:

You are responsible for any repair required because of neglect or damage caused by you, another person living with you or your visitors including a repair the JMB would usually be responsible for. This includes accidental damage and any alterations you have made.

If we have to carry out emergency repairs which are your responsibility you will be "recharged".

As a tenant you must take reasonable steps to prevent repairs from being necessary.
If a rechargeable repair is required we ask you to pay for the repair in advance, then arrange a reasonable time frame for the repair to be carried out.
If you unable to pay for the repair in advance we will agree costs first then ask you to pay a 10% deposit and sign an agreement to pay the remaining cost depending on the nature and priority of the repair before the repair commences.
