Being a good neighbour

Be a good neighbour

One of the best things about living on a JMB estate is the strength of our community and good neighbourliness. Whether you are a council tenant, leaseholder or you are renting a property from someone else, we want everyone to have quiet enjoyment of their home

It is easy to get on with your neighbours if you follow a few simple rules. Information on what we expect from good neighbours is available in the JMB leaflet ‘How to be a good neighbour’

Noise

If your neighbour is being noisy the JMB ask that you make an initial polite approach to them. If the noise level does not reduce let us know.

If you need a quick response, especially out of office hours, contact Southwark Council’s noise team on 020 7525 5777 (24 hour service).

Estate services

Leathermarket JMB are committed to providing high quality services to its residents.
Cleaning and Grounds Maintenance are provided under Estate Services to ensure that the communal areas of your estate is clean, safe and enjoyable.

Cleaning

The JMB has a Cleaning Standard which sets out the minimum level of cleaning that every resident should expect for their home and estate. Our usual hours of service are 8am to 4pm Monday to Friday with a rapid responsive service on Saturday and Sunday operating between the same hours. Reports of spillage and other hazards received close to the end of, or after the working day, will be dealt with on the following day.

Monday to Friday

  • Check all communal areas for blocked chutes, graffiti, hazards or spillages
  • Spot clean all communal areas, dealing with any spillages
  • Wash lift floors and ground floor lobbies
  • Litter pick external communal areas and remove dog fouling from hard areas
  • Tidy up refuse chambers and bin areas and rotate bins
  • Empty litter and dog waste bins
  • Remove litter from grass area and flower beds
  • Responsive work (when we notice it or you tell us)

 

  • Remove, clean and disinfect any bodily fluids within 3 working hours on a working day and 5 hours during the weekends
  • Remove broken glass or other hazardous material within 3 working hours and 5 hours at the weekend
  • Remove offensive graffiti within 24 working hours
  • Remove other graffiti within 5 days
  • Remove bulk items and fly-tipping on Mondays, Wednesdays and Fridays
  • Clear blocked chutes and arrange clearance within 24 working hours on a working day (this may take longer on occasions when a specialist contractor is required)
  • Wash staircases, railings, ledges, wall tiles, bin chambers and main entrance doors and remove cobwebs from these areas
  • Lean hard surfaces.
  • Clear drain gullies of debris on external areas
  • Wash notice-boards and communal glazing where accessible
  • Polish door handles and other ironmongery on communal doors
  • Clean accessible light fittings
  • Leaf clearance in the autumn
  • Apply salt / grit in icy weather and remove snow and ice where hazardous
  • Weeds on hard surfaces are sprayed and removed at least twice a year

 

The rapid responsive service will deal with bodily fluids and broken glass in communal areas on Saturday and Sundays and can be accessed by phoning 020 7450 8000. If you wish to provide the JMB with feedback on the cleaning service or report any cleaning issue affecting your estate please contact us on 020 7450 8000.

Resident Estate Cleaning Promise

In conjunction with the JMB Estate Cleaning Standard there is an expectation for residents – whether you are a tenant or a leaseholder or a sub-tenant – to behave responsibly and adhere to a few important housekeeping rules. Following these rules and making sure your family and visitors follow them too will increase the quality of life on our estates and improve the environment for you and your neighbours. A breach of the rules will be treated as an act of antisocial behaviour and will be dealt with accordingly.

Grounds Maintenance

The JMB employ two experienced gardeners to look after our estates. Their duties include grass cutting, shrub maintenance and weed control. They also design and landscape estate improvements as budget allows.

The gardeners work with other contractors and funders such as Cleaner Greener Safer projects on estate improvements. 

The Estate Services Manager monitors the cleaning and the grounds maintenance on estates. For more information regarding Estate Services click on the pictures above.

Garages and sheds to rent

The JMB has garages and sheds on almost every estate. While priority goes to JMB residents, we currently have a number of garages and sheds open to anyone. All the garages lie inside the central London Congestion Charging zone.

If you want to rent a shed or garage, then contact Olayinka or Rosemary on 0207 450 8000 at the JMB office. There are currently no garages available, but we are running a waiting list, so please do put your name down if you are interested in renting a garage.

Garages cost:

£18.62 per week for JMB Residents

£27.50 per week for non-JMB-residents

£13.62 per week for disabled and over 70s


Sheds cost:

£1.34 per week
