In an emergency

The first concern of the JMB is to ensure that residents are safe in their homes. The JMB can respond to emergencies at any time, but outside office hours (Monday to Friday 9am - 5pm) there is less we can do as repairs staff have much less access to technical back up, equipment and spare parts.

In general, emergency work is restricted to containing the immediate problem. Full repairs will be carried out at a later time.

Is it REALLY an emergency? If not, you may be charged

Emergency repairs cost more than the repairs during the normal working day - at least 10 per cent. If we are asked to do too many emergency repairs then we don't have the money to do all the other repairs we want to do. Emergency repairs will often take two visits - one to deal with the immediate problem and one to carry out a long-term repair. Planned repairs should usually only take one visit.

If someone requests an emergency repair for something that is not an emergency and deliberately exaggerates the seriousness of the problem to ensure repair staff are called out then we will charge the resident for the cost of treating the repair as an emergency.

If you are concerned about a problem then do contact the JMB emergency line on 020 7575 1600 who will be able to advise you on how serious the situation is. Be sure to explain exactly what is happening or you could be at risk of being charged for an emergency call out.
