Main water pipe replacement
We are about to start replacing the water mains in your block. It will be essential that we get into every flat, so we’ll be contracting you over the next couple of weeks. We are confident that this will not be a problem, as everyone realises how important this work is. However, so that we can resolve any problems quickly I need to write to you and set out the JMB’s rights of access, as the Southwark Council’s managing agent.
With regards to secure council tenants our rights of entry to carry out major works is set out in section B7 of the Tenants’ Handbook. We can gain immediate access in an emergency. Also, routine access within 24 hours, but of course we aim to give more notice.
With reference to leaseholders, clause 2 (5) of the standard lease gives the landlords’ agents (the JMB) the right upon reasonable notice to ‘make good any defects’.
Whilst we hope the contract will be problem free, this is complex work that we are undertaking. So we strongly recommend that make sure that the JMB has up-to-date emergency contract details for you and if possible you leave a spare key with a family member/ friend in close vicinity.
We consistently advise anyone living in a block to take out contents insurance, if you can afford it; but given that we know that the main water pipes are in poor condition and this is difficult work, contents’ insurance is especially recommended at the moment.
