Unauthorised occupation of a property can cover a variety of situations. For example the tenant may have moved out of the dwelling and is renting it to someone else or perhaps the tenant has died and a relative with no rightful claim to the property has taken up residence without notifying the authorities.
Whatever the circumstances unauthorised occupation is fraud and often results in families in desperate housing need on council waiting lists waiting longer for suitable housing.
Historically all landlords have found it difficult to detect unauthorised occupation. However the JMB has set up a partnership with local residents; a fraud investigation team; a specialist firm of solicitors; credit agencies and works contractors which has been reaping rewards.
Last week the JMB’s Customer Services Team spearheaded the recovery of two properties both of which were being sublet at central London market rents. The previous tenants who were earning substantial sums from the illegal activity can expect no mercy from the JMB who are keen to pursue them through the courts.
